SO Estate Planning Council: Will the House Hold? Bringing Home Safety Into the Estate Planning Conversation

Three out of four adults over 50 say they intend to remain in their current homes as they age (AARP, 2024) — which means the plans this council's members write are overwhelmingly built for clients who expect to age at home. Yet the home itself is the one asset that never gets professionally examined. When that assumption fails, it fails into your offices: the elder law attorney managing a crisis Medicaid spend-down or a contested guardianship after a fall; the trustee weighing fiduciary exposure for a residence the trust owns but no one has evaluated; the financial planner watching a care event convert a 10-year projection into an 18-month one; the CPA untangling whether a stairlift, bathroom conversion, or ramp qualifies as a deductible medical expense — after the family already paid for it in a panic.
Sudhir Gautam — licensed Professional Engineer, Certified Aging-in-Place Specialist, and founder of The Care Steward — will show what a clinical-grade home safety assessment actually examines, using real, anonymized findings from Rogue Valley homes: which hazards are $30 fixes, which are estate-relevant capital decisions, and how the answers change the timing of the conversations you're already having about home equity, care funding, and when a house stops making sense. He'll close with how smartphone-based assessment technology is making this due diligence as routine and referable as a home inspection at purchase — including for the out-of-area adult children who so often sit across your desks.
